East Brunswick Patch readers had a lot to say about construction commencing on the site of the new Wal-Mart location on Route 18. Last week, construction crews could be seen working at the Golden Triangle , tearing down what was left of the former Route 18 flea market. The renovation of the site will also include the construction of a 400-unit apartment complex. Wal-Mart Work Begins

What do you think about the new Wal-Mart?

Work began this week on the new Wal-Mart, to be located at the old Route 18 flea market. Though there is still a lot of work to be done, much of the parking lot has been ripped up, and a portion of the building along Tices Lane has been demolished. The work is part of a two-phase project that will see a 151,507-square-foot Wal-Mart built on the “Golden Triangle” site, located at the corner of Tices Lane and Route 18 and bordered to the east by the Old Bridge Turnpike. The second phase includes a 400 unit, four-story, 520,678-square-foot apartment complex on land bordered by the Old Bridge Turnpike, Tices Lane. Apartments Approved for Golden Triangle

The Planning Board approved the second phase of the Golden Triangle redevelopment plan, Wednesday.

The East Brunswick Planning Board approved the second phase of the Golden Triangle Redevelopment project, Wednesday. Toll JM plans to build a 400 unit, four-story, 520,678-square-foot apartment complex on land bordered by the Old Bridge Turnpike, Tices Lane, and the yet-to-be built Wal-Mart. Officials from Toll said Wednesday that construction on Wal-Mart would likely begin before the apartments, with both beginning in 2013. The buildings will line the property’s border as well as a five-story, 701 spot, parking garage, the first floor of which will be located in the basement. Mayor David Stahl and Councilman Michael Hughes say Recognition Agreement between township, Toll, and Wal-Mart is smart business.

At least two elected officials say Councilwoman Camille Ferraro is off base in her criticism of the conditions under which she and other councilmembers had to read a Recognition Agreement between Toll JM Urban Renewal LLC, Wal-Mart Stores East, LP. Ferraro said she didn’t have enough time to review a Recognition Agreement between Toll JM Urban Renewal LLC, Wal-Mart Stores East, LP and the Township of East Brunswick before it was approved. Councilwoman Explains 'No' Vote on Wal-Mart

Councilwoman Camille Ferraro questioned the need for an agreement. She also said the council wasn't given enough time to consider the agreement.

Councilwoman Camille Ferraro said she didn’t have enough time to review a Recognition Agreement between Toll JM Urban Renewal LLC, Wal-Mart Stores East, LP and the Township of East Brunswick before it was approved Ferraro was the lone dissenting vote on Aug. 20, when the Township Council voted on the agreement. She said she and fellow council members had just a few weeks to read and digest the 100 page agreement, and they weren’t allowed to remove the document from the Municipal Building, which means they had to read it there in a busy office, she said. “We had to read that in the clerk’s office,” she said. “We couldn’t take it home, couldn’t make a copy of it, couldn’t read it at our leisure. East Brunswick Approves Recognition Agreement for Golden Triangle Site

The council passed a resolution last night allowing the execution of a Recognition Agreement between Toll JM Urban Renewal LLC, Wal-Mart Stores East, LP, and the Township of East Brunswick.

Last night’s town council meeting was noticeably quiet, especially considering a particular item on the agenda worthy of note. The council passed a resolution authorizing Mayor David Stahl and Township Clerk Nennette Perry to execute a Recognition Agreement between Toll JM Urban Renewal LLC, Wal-Mart Stores East, LP, and the Township of East Brunswick. The Recognition Agreement concerns a lease agreement entered into in March between Wal-Mart and Toll Brothers, who will build a 151,507-square-foot Wal-Mart on the Golden Triangle site at the corner of Tices Lane and Route 18. “In summary, it’s just a recognition of all sides’ rights under their ground lease, under our Redevelopment Agreement, and it’s a tri-party agreement between Toll JM …

Walmart Approved: Here's What You Said.

Despite many people saying they would shop at the new Walmart, Patch readers are not happy about the retail giant coming to town. What do you think?

Readers of the East Brunswick Patch aren’t too happy with plans to build a Walmart on Route 18. However, the majority of readers answering a poll asking whether or not they would shop there said they would be using the retail giant. In addition, some even said the business might help the township. "Just the tax revenue alone is fantastic for East Brunswick and it brings others into the neighborhood to shop," said Lisa M. "Also, the revenue from the traffic camera won't hurt either. On top of everything else, lets think about the employment opportunities. Nobody is being forced to shop there, but their prices make it affordable for the average family to buy necessities. Princeton has a Walmart, and if its good enough for Princeton, well …

I agree with this commuter and I know many people from EB, who are definitely not UPSCALE, and will definitely shop in Walmart... as most residents will. Sams Club carried lower-priced/bulk items and how about that disguisting flea market and Jason's - oh yeah, that was really upscale. Walmart Approved for Golden Triangle Site

The retail giant will include a grocery store and pharmacy.

The Planning Board approved plans to build a 151,507-square-foot Walmart on the Golden Triangle site, Wednesday. The structure, located at the corner of Tices Lane and Route 18 and bordered to the east by the Old Bridge Turnpike, is expected to be smaller than the existing building, which is approximately 236,000 square feet, and will include a grocery store and pharmacy. Thomas Kelso, an attorney representing Toll Brothers, told the Planning Board that a tentative agreement had been made with Walmart to use the space, contingent on the application's approval. Golden Triangle Application Postponed for Two Weeks

The Toll Brothers application to develop the Golden Triangle property was postponed until Wednesday, April 28.

Originally set for Wednesday, the Planning Board will instead hear a site plan application for the Golden Triangle Property on Wednesday, April 18. A sign on the door of the Municipal Building announced the change Wednesday, though no explanation was given. Toll Brothers is seeking site plan approval to build a 151,507-square-foot building on the property.  The application, on file at the township Planning Department, calls for the demolition of the existing building and the construction of a commercial/retail component on the site. Toll Brothers is seeking a use variance because it’s proposing 722 parking spaces. For a proposal that big, 758 parking spaces are required. Toll Brothers wants to build a retail center on the Golden Triangle site, though an application on file with the township does not mention who would call the building home.

East Brunswick will get a step closer to seeing what’s slated for the Golden Triangle site next month. Toll Brothers is seeking site plan approval to build a 151,507-square-foot building on the property and will present its application to the Planning Board at 8 p.m. Wednesday, April 4. The application, on file at the township Planning Department, calls for the demolition of the existing building and the construction of a commercial/retail component on the site. Toll Brothers is seeking a use variance because it’s proposing 722 parking spaces. For a proposal that big, 758 parking spaces are required. Because...with the architect's name now revealed...I found their web site...and the FIRST retail client that's spotlighted...is Walmart.
